What Does $400,000 Buy You? (Part 6)

We've now circled around the Lower Mainland and have just one more city to check out in our series. Fortunately for buyers, heading across the bridge to Surrey can mean excellent home value if you're looking for more space in an up and coming area.

If you've missed the other posts in this series, please see them here:

Part 6

Surrey

Sizeable in every way, Surrey is home to the second largest population trailing only the City of Vancouver. Over half a million people reside in what is believed to be a very important city both presently and for the future of Greater Vancouver. A forty minute SkyTrain ride from the core of Downtown, many people experience the opportunity to afford detached houses, townhouses, and larger condominiums in Surrey. With three major shopping centres, over two hundred parks, and two major universities, this city has plenty to offer for locals and incomers.

Here is what Surrey has to offer:

Immediately you can see value when you explore this magnificent town home with plenty of space for the whole family. This home contains over 1400 square feet inside, a balcony perfect for barbecues, and a small garden all to yourself. You'll have no problem entertaining with full sized dining and living rooms. To top it all off, you'll be located under 10 minutes drive into New Westminster and have two parking stalls as well as quick access to the SkyTrain.

You can find yourself right in the heart of Surrey Central in a building that is less than one year old. This condo is located on the 21st floor and will leave you staring out at the expansive city view. Within walking distance of City Centre, you'll be immersed in Surrey's newest developing area featuring Simon Fraser University, Surrey Central shopping centre, Surrey Public Library, and the SkyTrain line. All your needs will be covered in this new home which includes one parking stall as well.

Here's a great opportunity to live on the top floor of your building! Featuring 3 bedrooms, 2 baths, and 2 parking spots, this home is fit for your family. In a building that is less than 3 years old, you'll have no problem getting around with bus stops right nearby and access to the highway in minutes. This open concept home has a new stainless steel appliance package and an abundance of natural light.

Another option buyers have to get into the market at a comfortable price point and one that enables more flexible payment schedules are pre-sales (see my previous post about pre-sales here).

As we wrap up this series of posts, it is apparent that as a first time home buyer on a limited budget, you can still purchase a home in the neighbourhood of your choice. Lower Mainlanders are lucky to have such a great variety of excellent cities to choose from, each offering a distinct set of public amenities, shopping options, natural beauty, and lifestyle choices. If it's the Downtown city life you crave, it's accessible in under half an hour from most of the suburban centres. All in all, if you feel like you're being priced out of Vancouver, then look no further than Greater Vancouver.

Thank you for reading this series, and as always, if you have any questions about these or any other properties, or wish to discuss other real estate opportunities, feel free to email me at adil@adilkhimani.com.

All the best,
