What Does $400,000 Buy You? (Part 5)

From Coquitlam to West Vancouver, we've looked at homes across the Lower Mainland in the sub $400,000 bracket. In this post, we'll explore another coastal city, and one of the major connectors to Vancouver. We'll be diving into what Richmond has to offer.

Part 5

Richmond

The host of the spectacular Vancouver International Airport and newly built outlet mall, it's of little surprise that Richmond is one of British Columbia's most populous cities. Home to approximately 200,000 residents, Richmond offers a wide range of homes near park space, shopping centres, the Steveston Village waterfront, and transit-accessible routes. This region is also very culturally diverse and has a wide variety of cuisine and local grocers with a specialization in seafood. Most residents shop at the Aberdeen Centre, Lansdowne Mall, and Richmond Centre. Another addition to the uniqueness of Richmond is the extremely popular Night Market during weekends of the summer. With a sprawling land mass, you'll have a great selection of properties in various locations if you decide to call Richmond home.

Here is what Richmond has to Offer:

Talk about value! Two full sized bedrooms and bathrooms including a walk-in-closet in the master. Over 1,000 square feet to sprawl out, perfectly suited for a down-sizer or a starter family home. You certainly won't find yourself without something to do in this complex where you can enjoy a clubhouse featuring an exercise gym, indoor swimming pool, and a hot tub. Parks, schools, groceries, and transit are within walking distance from your residence in this quieter neighbourhood.

Check out this generously sized one bed and den in a 3 years new concrete building. With windows all around, you'll be bathed in natural light and peering out at your expansive view from the 9th floor. Get your work out on in the large gym of the building and cool down after in your air-conditioned home. Within walking distance you'll find yourself at restaurants, shops, and the Richmond-Brighouse SkyTrain station. Hop on and you can be in the heart of Downtown Vancouver in under 15 minutes!

Well underneath $400,000, you can find this modern open concept home built by the reputable Concord Pacific. Newer features include internal heating and cooling, roller shade blinds, wide plank laminate, and more. Find yourself right nearby major transit and roadways to connect you to all areas of Richmond, or out into Vancouver within minutes. Just two years old, this home is perfect as a starter home or a cash-flow positive investment opportunity.

Another option buyers have to get into the market at a comfortable price point and one that enables more flexible payment schedules are pre-sales (see my previous post about pre-sales here).

Thank you for reading this edition of "What Does $400,000 Buy You". As I'm sure you have noticed, the variety of Richmond is extensive. Whether it's a spacious two bedroom that you're looking for, or a centrally located new starter home, it's all achievable in this price range. If you have any questions about these or any other properties, or wish to discuss other real estate opportunities, feel free to email me at adil@adilkhimani.com.
